Financing for foreign buyers at Aquarama

Financing is the step that most often delays an international purchase and the one that least depends on the community. Almost all of it can be handled before Aquarama has a price.

288 acres land acquired by Pulte in January 2026
1,065 approved units, houses and townhomes
Early 2027 indicated opening, subject to change

This is everything concrete to date. There is no price, no floor plan and no confirmed amenity. The photograph is conceptual.

The down payment level for foreign buyers

Confirmed

US banks typically finance foreign nationals with a down payment in the 30% to 35% range, a level that varies by institution, buyer profile and property type. Daniel's process uses 25% as the floor for starting the conversation, because below that the structure rarely closes. Worth confirming the applicable number with the bank before fixing a budget, since the gap between 25% and 35% meaningfully changes the capital required.

Builder incentives do not exist yet

Not disclosed

US builders often offer their own terms through a lending arm, such as closing cost credits or a subsidized rate in a given phase. For Aquarama, none of that has been announced, because the community has no open sales operation yet. Counting on an incentive that has not been announced to make the math work is the same mistake as counting on a price that has not been released.

What to organize starting now

Confirmed

Before a price exists, you can get ahead of what the bank will ask for: translated proof of income and source of funds, statements, a bank reference letter, a decision on individual versus LLC, opening a US account, and a conversation with a mortgage broker to obtain a pre-analysis. That set usually takes weeks, and buyers who start after sales open risk losing the phase while gathering paperwork.
