Davenport, Florida: living and investing

Davenport is in Polk County, in the Central Florida tourism corridor, south and southwest of the Orlando parks. It is the band where land still supports large-scale platting and where vacation home communities have settled over the past two decades. Aquarama will sit near the U.S. 17-92 and Ernie Caldwell Boulevard intersection, an axis connecting the area to the roads that lead to the parks.

According to data cited by the project's guide, more than 80% of Polk County's vacation homes are concentrated in the Davenport area, and the local population reportedly grew 94.8% between the estimated April 2020 base and July 2025. Those numbers explain the density of rental managers, cleaning crews and pool services in the area, which reduces the operational friction of buying to rent. They are market context, not a guarantee of occupancy or returns for any unit.

Growth at that pace usually comes with permanent road construction, retail arriving after the houses, schools expanding and traffic that worsens at peak hours. For someone buying to rent, that matters less day to day and more in the travel time guests perceive. For someone thinking of living there, it matters a lot, and it is worth visiting at park closing time before deciding. None of that is specific to Aquarama: it is the surroundings it will inherit.
