For an investor, the difference between a six-bedroom and a ten-bedroom home changes everything: capital, cleaning cost per turnover, number of beds to furnish, nightly rate achieved and target audience. Planning on an unconfirmed number is planning on nothing.

More than 80% of Polk County vacation homes are concentrated in the Davenport area, per data cited by the project's guide, and the local population reportedly grew 94.8% between the estimated April 2020 base and July 2025. The region specialized in large group homes precisely because it sits in the corridor between the highways and the parks, with cheaper land than Kissimmee. That is market context, not a guarantee of occupancy or returns for any Aquarama unit.
